Commercial Senior Property Manager

  • Responsible for day-to-day operational management of office and industrial properties within the Develop and review annual budgets/reports for assets and track variances Acquisition/disposition due diligence
  • Supervise and provide guidance to engineering and property management staff as needed regarding personnel matters, capital/large expenditure planning, leasing or building owner/asset manager level reporting
  • Evaluation, supervision and authorization of contract services
  • Tenant and capital improvement supervision
  • Account collections and expense approval
  • Coordinate and oversee quality physical repair and maintenance of the assets in a timely manner
  • Foster positive relationships with tenants, external clients and internal clients
  • Handle complaints and concerns in a prompt, appropriate manner

Qualifications

  • Bachelor’s degree – Business Administration, Real Estate, Finance or related field preferred
  • Texas Real Estate Broker or Salesman license preferred
  • 10+ years’ experience in commercial property management
  • CPM and/or RPA designations in progress
  • Strong understanding of financial reports, including variance of actual vs. budget numbers
  • Working knowledge of Lease Agreements and administration of documents/process
  • Microsoft Office and Outlook, Spreadsheet, Yardi is a plus

Commercial Property Manager

Office Building Portfolio – Southeast of Houston

Duties:

  • Requires previous Office Building property management experience
  • Prepare monthly management, operating and variance reports
  • Oversee vendor bid and selection process, and service contracts
  • Follow up on tenant requests, maintenance work orders, property inspections
  • Experience with Yardi, MRI, or Avid accounting systems preferred
  • Maintain tenant and vendor communications
  • Create and maintain budgets, forecasts, reports
  • Follow up on late payments, issue late notices
  • Manage and direct administrative, maintenance, security and janitorial staff

Requirements:

  • 3+ years of CRE experience as Property Manager or Assistant Property Manager
  • Associate Degree or higher
  • 5+ years of customer service experience

Property Administrator

  • Busy environment, must be able to switch gears quickly
  • Requires a high level of customer service and catering to tenants
  • Heavy tenant interaction, responding to requests, tracking tenant improvements

  • Schedule and coordinate meetings

Staff Accountant/Bookkeeper

  • Assist accounts payable in processing vendor invoices
  • Post monthly commercial billing.
  • Post monthly management fees
  • Post tenant payments received via Pay lease, mail & ACH into the accounting system
  • Reconcile bank accounts
  • Communicate with Property Managers concerning property-related issues
  • Work regularly with transactional detail to resolve discrepancies and make corrections
  • Ability to maintain confidentiality with sensitive data and issues

Qualifications:

  • 1-3 years of experience in Commercial and/or Retail real estate accounting
  • Experience working in a high-paced environment with the ability to meet deadlines and handle multiple projects at one time
  • Strong analytical skills with attention to detail
  • Strong communication and interpersonal skills
  • Ability to work independently on assigned duties
  • Proficiency with Excel, Word, Outlook, and basic computer skills
  • Experience with Yardi Voyager software, a plus
