Property Manager

**Must have a minimum of 5 years of experience as a Property Manager for Class A and B office buildings.

  • Respond and resolve all tenant requests/problems positively and promptly.
  • Assign work orders to maintenance team and follow up to ensure quality work was performed completely and timely.
  • Review and approve all payables in MRI
  • Set-up and maintain common area utility accounts with local providers.
  • Collect rent and effectively manage AR.
  • Draft correspondence as necessary to administer lease provisions including all notices, defaults, COI requests, and commencement letters.
  • Perform tenant lockouts.
  • Maintain lease files and other property records as required by company policy.
  • Assist controller with preparation of monthly financial reports.
  • Assist Regional Manager in preparation of annual operating budgets and tenant annual escrows.
  • Assist Senior Property Manager in preparation of annual operating expense reconciliations.
  • Oversee billing and collection of all tenant billbacks. This includes sub-meter reading calculations, parking fees, electricity overtime, HVAC overtime, and TI overages.
  • Coordinate all Tenant move-ins and move-outs.
  • Obtain bids, negotiate pricing, contract, and manage all necessary construction projects including capital repairs and tenant improvements while maximizing resources.

Qualifications

  • Degree and industry certifications a plus
  • Texas Real Estate license preferred
  • MS Office Suite and experience with MRI, Yardi, or similar

Responsibilities

  • Perform fee based full cycle accounting for a variety of portfolios
  • Review operating statements and variance reports
  • Allocate funds to appropriate accounts
  • Calculate monthly management fees and owner distributions
  • Review aged delinquency reports for adjustments
  • Ensure timely payment of mortgages and property taxes
  • Assist in review of prior year CAM and real estate tax escalation reconciliations
  • Review the general ledger, monthly statements, and financial reports
  • Close AP, commercial management modules and general ledger modules monthly
  • Review and approve all large accounts payable disbursement items
  • Maintain and post cash receipt batches; maintain property cash balance
  • Interface effectively with clients, auditors and management
  • Ensure accuracy, consistency and adherence to management/leasing agreements

Requirements
Bachelor’s degree in accounting, finance or related field
A minimum of 4 years of recent fee based property accounting experience
MS Office, Yardi and/or MRI required
