Texas based commercial real estate firm is adding to their Austin portfolio and needs to fill three positions – Assistant Property Manager, Property Manager, and Building Engineer. Each are full-time positions with benefits and competitive salaries. The PM requires at least 5 years previous Commercial Real Estate experience, the APM – at least 3, and Engineer – ability to maintain and operate a large-scale HVAC, plumbing, boiler and controls systems to support the facility. Opportunity to be a part of the initial team managing this building, creating an environment for the tenants with the personal touch that this firm’s reputation supports.

Estimator

  • Acquire understanding of the requirements of the project/program at hand
  • Select metrics to produce valid estimates
  • Visit sites, warehouses and other venues to gather essential information
  • Review documents or consult experts to collect all necessary data
  • Analyze data and produce forecasts
  • Perform risk analysis
  • Prepare detailed reports or bids for submission to appropriate parties
  • Select advantageous deals by evaluating offers and quotes

Skilled Carpenter (jack-of-all-trade)

  • Read blueprints, drawings and sketches to fully grasp requirements
  • Take measurements and calculate the size and amount of material needed
  • Cut, shape and smooth lumber and other material (e.g. fiberglass) according to measurements
  • Build window frames, doors, staircases and frame buildings by using raw materials or pre-constructed items
  • Lay out floorings, roofings or drywalls ensuring they are leveled and compatible
  • Carve and assemble furniture, cabinets, shelves and other items and install them where designated
  • Inspect places and conduct repairs or maintenance
  • Build scaffolding and other construction structures

Project Manager

  • Oversee and direct construction projects from conception to completion
  • Must have experience in construction industry – primarily residential
  • Review the project in-depth to schedule deliverables and estimate costs
  • Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations
  • Coordinate and direct construction workers and subcontractors
  • Select tools, materials and equipment and track inventory
  • Meet contractual conditions of performance
  • Review the work progress on daily basis
  • Prepare internal and external reports pertaining to job status
  • Plan ahead to prevent problems and resolve any emerging ones
  • Negotiate terms of agreements, draft contracts and obtain permits and licenses
