Responsibilities

  • Analyze general ledgers, prepare and post journal entries
  • Manage all aspects of the daily banking operation
  • Track capital expenditures for equipment and non-equipment spend, verify and transfer from construction in progress to fixed assets
  • Prepare fixed asset related journal entries such as additions, disposals, sales and transfers
  • Reconcile fixed asset subsidiaries ledger to general ledger and maintain fixed asset roll forward schedule

Qualifications

  • CPA license required
  • Accounting or Finance degree required

  • Real Asset Management fixed asset software experience preferred
  • Prior experience as an Accounting Manager or similar level of responsibility in a supervisory position
  • Proficiency in MRI version X software preferred

Property Manager for Class A Office Buildings

The Property Manager manages all activities relating to the operation of the property including, but not limited to:
Establish and maintain positive and effective tenant relations.
Ensure the safety and welfare of the property and its tenants.
Identify life safety, mechanical and any liability or code concerns implementing strategic and immediate resolutions.
Maintain accurate records and expirations of due dates for all required permits and annual, quarterly or monthly inspections.
Schedule and manage property maintenance including roofing, parking lot repairs, HVAC, all mechanical systems etc.
Evaluate and implement energy efficiency projects, utility systems, and long term capital projects.
Develop and maintain a qualified contractor group to provide efficient and profitable operation.
Manage the fiscal activities of the property including monthly rent collection, receivables, invoice processing and assisting with financial reporting.
Prepare operating expense reconciliation and maintain proper escalation and recovery systems.
Prepare annual operating budgets and manage capital expenditures according to acquisition plan.
Establish, monitor, and evaluate financial operating results and enhance the cash flow and performance in accordance with the owners goals and objectives.
Be knowledgeable of lease provisions and maintain a working knowledge of tenant rules and regulations. Ensure that repair and maintenance responsibilities, as well as operational agreements, are enforced as defined in the leases.
Work with the leasing department to ensure optimum tenant mix and transition.
Coordinate, solicit bids and oversee tenant construction and property renovations.
Develop and maintain positive relations with tenants, contractors, local community and groups or associations.
Carry out other duties as assigned by the Asset Manager.
You will report to the Sr. Property Manager.

Minimum 5 years’ experience in commercial property management.
Strong computer literacy in MS Word, Excel, Outlook. Yardi experience necessary.
Bachelor’s degree and / or equivalent combination of education and experience relevant to industry.
Excellent communication skills (verbal and written).
Ability to analyze and understand financial reports.

Commercial Property Manager

Marketing Manager

Maintain and manage email campaigns, including creating, scheduling, and auditing daily blasts. Track campaign performance metrics and adjust strategies to optimize results. Collaborate with brokers to develop and maintain a monthly listing spreadsheet and uploaded brochures to the website backend.
Oversee and audit property listings LoopNet, CoStar, Crexi, Commgate, including adding video/virtual tours and maintaining contact with research consultants for updates.
Collaborate with brokers to create and review marketing materials such as brochures, signage, presentations, and event invitations. Ensure timely updates and approvals for all materials.
Manage website updates on a weekly basis through coordination with developers and vendors, ensuring accuracy of data, uploading news items, and proposing content updates.
Design and update marketing boards, investment packages, and promotional materials in InDesign, Illustrator, and Photoshop.
Create and update PowerPoint presentations for meetings and proposals, ensuring alignment with project details.
Maintain a detailed and organized online filing system for easy broker access to brochures, floor plans, and marketing assets.
Create and execute marketing timelines for development projects and lead communication with the team to ensure deadlines are met.
Lead coordination with external vendors for signage and marketing materials, managing approvals and payments.
Develop and schedule LinkedIn content to promote company news, listings and events.

Qualifications:

  • Bachelor’s degree in graphic design or marketing
  • Minimum 3 years in commercial real estate supporting brokers
  • Proficiency in Adobe Creative Suites (InDesign, Illustrator, Photoshop, Acrobat) and Microsoft Office (Word, PowerPoint, Excel) is required
  • Excellent time management skills and the ability to work on multiple projects at the same time
  • Attention to detail and ability to produce accurate and error-free work are required
