Requirements/Experience

    • Minimum of 4-5 years of commercial real estate management, progressing in responsibility
    • Software utilized is Yardi, IMPAK, MS Office Suite

Regional Property Manager – Multifamily

Work closely with onsite Property Management teams.
Report to investment managers regarding portfolio performance, market trends, pricing, and budgets.
Work closely with construction and underwriting partners for new development.
Ensure compliance of budgets, best practices, fair housing laws.
Review CAM reconciliations, and monitor retail tenants.
Communicate portfolio’s financial performance monthly/quarterly/annually.
Ensure properties have attended software and leasing training.
Conduct monthly site tours within the Texas region.
Financial reporting to various partner groups, budgeting, and strategizing.

Bachelor’s degree required. Industry certifications a plus.
Software: MS Office, heavy use of Excel, and Entrata.
Heavy financial aspect to this role. Would like to see minimum 5 years in the industry.

Multi-family Property Manager for Class A property

  • Ensuring the smooth running of our community in a fast-paced environment.
  • Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to ensure completion to company standards.
  • Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, and maintenance.
  • Supervise day-to-day operations of the entire on-site team, ensuring that all policies and procedures are being followed.
  • Maintain residents’ files in accordance with company’s standards.
  • Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Manage and maintain all aspects of overall community budget and finances.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.

Requirements
5 years’ experience managing Class A/Luxury communities

Sr. Property Manager

Responsibilities

    • Recommend and coordinate projects that enhance the value of the property
    • Assign appropriate vendors and staff to handle maintenance, repair and renovation projects
    • Manage major construction projects such as lobby renovations, garage resurfacing, elevator upgrades and exterior repairs
    • Support brokerage team in the review of lease proposals, discussions, and negotiations
    • Competitively bid and prepare all service contracts; primary contact for vendors and service contractors
    • Develop and implement a tenant retention program
    • Ensure property management team responds to client and tenant requests and issues in a timely manner
    • Create and implement a Tenant Manuel for property and services
    • Distribute annual tenant survey and follow up
    • Approve purchase of supplies and equipment for use at managed office buildings
    • Oversee completion of monthly, quarterly, and annual owner’s reports
    • Prepare annual budget to include revenue, operating and capital expenses
    • Develop, manage and implement capital improvement plan as required by owner
    • Oversee real estate tax protest
    • Work closely with Client Accounting Services managing accounting and collection processes
    • Responsible for the management, supervision and professional development of all building personnel
    • Establish written goals for direct report staff; conduct periodic performance reviews
    • Develop training and career path programs for employees

Requirements

  • Bachelor’s degree and Texas Real Estate License preferred
  • Minimum of seven years of commercial real estate or commercial property management experience
  • Ability to produce well written reports, business correspondence and procedure manuals
  • Proficiency in MS Office Suite
  • Minimum of three years’ experience managing at least three employees
  • Ability to analyze, interpret and explain financial statements, calculate variances
