  • Ensuring the smooth running of our community in a fast-paced environment.
  • Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to ensure completion to company standards.
  • Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, and maintenance.
  • Supervise day-to-day operations of the entire on-site team, ensuring that all policies and procedures are being followed.
  • Maintain residents’ files in accordance with company’s standards.
  • Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Manage and maintain all aspects of overall community budget and finances.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.

Requirements
5 years’ experience managing Class A/Luxury communities
Microsoft Office Suite, OneSite
Degree or Associates is a plus
CAM Certification

Sr. Property Manager

Responsibilities

    • Recommend and coordinate projects that enhance the value of the property
    • Assign appropriate vendors and staff to handle maintenance, repair and renovation projects
    • Manage major construction projects such as lobby renovations, garage resurfacing, elevator upgrades and exterior repairs
    • Support brokerage team in the review of lease proposals, discussions, and negotiations
    • Competitively bid and prepare all service contracts; primary contact for vendors and service contractors
    • Develop and implement a tenant retention program
    • Ensure property management team responds to client and tenant requests and issues in a timely manner
    • Create and implement a Tenant Manuel for property and services
    • Distribute annual tenant survey and follow up
    • Approve purchase of supplies and equipment for use at managed office buildings
    • Oversee completion of monthly, quarterly, and annual owner’s reports
    • Prepare annual budget to include revenue, operating and capital expenses
    • Develop, manage and implement capital improvement plan as required by owner
    • Oversee real estate tax protest
    • Work closely with Client Accounting Services managing accounting and collection processes
    • Responsible for the management, supervision and professional development of all building personnel
    • Establish written goals for direct report staff; conduct periodic performance reviews
    • Develop training and career path programs for employees

Requirements

  • Bachelor’s degree and Texas Real Estate License preferred
  • Minimum of seven years of commercial real estate or commercial property management experience
  • Ability to produce well written reports, business correspondence and procedure manuals
  • Proficiency in MS Office Suite
  • Minimum of three years’ experience managing at least three employees
  • Ability to analyze, interpret and explain financial statements, calculate variances

Property Manager for 4 Commercial Buildings

  • Review and evaluate the performance of your assignment on a continuing basis, follow established measures of performance and provide explanation of variance to the business plan. Counsel direct reports as to execution of programs as required, recommend modifications of plans and implement contingency actions in accordance with prevailing business conditions
  • Collect all rents in a timely manner and use applicable collection procedures
  • Coordinate staff activities and work with individuals to assure that team members know your expectations and expectations of the company
  • Prepare timely monthly management reports, to include but not necessarily limited to, the vacancy report, new tenant prospect and activity report, budget variance report, income and expense report with variances noted, and quarterly bankruptcy and litigation reports
  • Inspect the buildings on an ongoing basis to determine the efficiency and effectiveness of building personnel. Meet with tenants as frequently as possible to obtain their comments and recommendations to ensure that operations and quality standards are maintained
  • Solicit bids from vendors for work performed in building and award contracts using the MRIO standard contract after securing appropriate approvals; maintain a working knowledge of all vendor contracts and ensure compliance with same
  • Approve and authorize budgeted expenditures for operational expenses up to authorized level.
  • Have a working knowledge of lease agreements and administration of documents
  • Prepare all annual and long-range budgets including necessary capital expenditures for the property and submit in a timely manner

Requirements/Experience

  • Valid driver’s license is required
  • Bachelor’s degree in Business Administration, Real Estate, Finance or a related field is preferred
  • Real Estate Sales License as required by the State of Texas
  • Candidacy for RPA and/or CPM is required
  • Minimum 5-7 years of commercial office management experience
  • Active in some facet of community involvement, charitable endeavor, or real estate association such as IREM, BOMA, CREW, etc.
