Qualifications

  • Bachelor’s degree – Business Administration, Real Estate, Finance or related field preferred
  • Texas Real Estate Broker or Salesman license preferred
  • 10+ years’ experience in commercial property management
  • CPM and/or RPA designations in progress
  • Strong understanding of financial reports, including variance of actual vs. budget numbers
  • Working knowledge of Lease Agreements and administration of documents/process
  • Microsoft Office and Outlook, Spreadsheet, Yardi is a plus

Commercial Property Manager

Duties:

  • Requires previous Office Building property management experience
  • Prepare monthly management, operating and variance reports
  • Oversee vendor bid and selection process, and service contracts
  • Follow up on tenant requests, maintenance work orders, property inspections
  • Experience with Yardi, MRI, or Avid accounting systems preferred
  • Maintain tenant and vendor communications
  • Create and maintain budgets, forecasts, reports
  • Follow up on late payments, issue late notices

Commercial Property Manager – Industrial

Coordinate activities associated within the portfolio.
Conduct collection calls and track follow-up for A/R.
Supervise vendors (landscaping, janitorial, etc.) and maintenance staff.
Perform regular property inspections and complete inspection report.

Coordinate tenant improvement and capital projects
Interface with tenants and vendors in daily operations of the buildings
Respond positively and promptly to all tenant requests and lease inquiries

Knowledge of real estate law, building codes as well as city and county regulations.

Retail Property Manager

This position will be focused on the daily operation of a commercial retail properties portfolio of throughout the Houston surrounding and a minimum of three (3) years’ experience acting in the capacity of a retail property manager.

Basic job duties include, but not limited to:

– Landlord/lender/tenant/vendor contact
– Asset management (property inspections, bank reconciliations, financial reports, approve Invoices /outgoing checks, rent & CAM abatement, check requests, property mortgages, bank wires)
– Tenant relations/customer service
– Manage vendor/contractor service agreements
– Property budget preparation
– Oversight of new construction & property rehab
– Insurance claims & lender inspections
– Lease renewals, assignments tenant expansions & relocations
– Property refinance
– Process monthly financial reports, oversee accounts payable, accounts receivable and monthly billings.
– Produce all CAM reconciliations and annual Budgets.
– Participate in due diligence and proposed new investment transactions and preparation of transaction support, and writing proposal for final investment committee presentation.
– Develop and implement Company’s Asset Management plan which includes overseeing closings,
monitoring development and asset disposition.
– Manage and maintain relationships with Landlords, Real Estate Brokers and Developers.
– Manage the design and development processes of store environments from kick off to final approval.

Qualifications

– Some college and real estate license preferred
– 3+ years commercial retail property management experience
