Property Manager – Southwest Houston

  • Class A commercial office property (Southwest Houston)
  • Oversee operations and administration of the property to maintain high tenant and ownership satisfaction and a positive public image of the property
  • Oversee tenant improvements and renovations
  • Prepare and negotiate bids and manage all services at the property including landscaping, janitorial, security, elevator maintenance, electrical, plumbing, mechanical, architectural, etc.
  • Preparation of annual operating and capital budgets
  • Preparation of monthly and quarterly financial reports to include a variance report, executive summary, accounts receivable aging report, incident report, capital reforecast and any other reports as may be required
  • Regularly inspect portfolio


5+ years in commercial property management, Class A office experience, Real Estate License, MRI, SAGE, Kardin

  • Manage a diverse portfolio of office, retail, and industrial assets
  • Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, landscaping, tenant build-out and other operations
  • Develop operating income/expense budgets and capital budgets
  • Analyze and distribute monthly financial statements including operating variances from budget, cash management and strategies for collection of receivables
  • Through coordination with the Property Administrator, administer leases on each project
  • Keep accurate records of current space conditions including roof, HVAC, utilities and special circumstances
  • Engage, contract, supervise and approve invoices for all goods/services required to maintain the properties up to company and owner standards
  • Manage tenant relations and coordinate requests for repairs and maintenance
  • Regularly visit local properties and maintain tenant relations
  • Keep abreast of new technologies, systems and procedures related to property management


  • Bachelor’s degree in business, accounting or finance
  • 5+ years’ experience in property management
  • Strong computer literacy; experience utilizing Excel and Yardi required
