Building Engineer – Southeast Houston

    • Oversee the performance and maintenance of all mechanical, electrical, HVAC, and plumbing systems, ensuring operations within designed capabilities, and achieving proper environmental conditions prescribed by building management.
    • Ensure all equipment is operated and maintained within the manufacturer’s specifications and the operating guidelines of the property or properties.
    • Implement and monitor an effective energy conservation and maintenance program to ensure measures are taken to keep operating costs to a minimum.
    • Have working knowledge of all building systems including the items mentioned above and life safety, fire protection, automation system and access system.
    • Possess and maintain the requisite licenses and permits required by local jurisdictional laws and ordinances to operate, repair and maintain the facility equipment and systems.
    • Conduct preventative maintenance on mechanical, HVAC, plumbing and electrical systems as it relates to the facility with minimum disruption or building services.
    • Maintain logs and records on preventative maintenance.
    • Communicate daily with building management on matters relating to the services performed.
    • Continually evaluate all equipment and systems operationally and provide building management with a list of deficiency items, if any, and recommendations for improvement.
    • Perform work orders from tenants in a timely manner or assist engineering staff to troubleshoot as needed.
    • Read and comprehend blueprints and schematic diagrams for wiring, HVAC, plumbing, pneumatics, and building construction.
    • Coordinate outside contractor work and inform building management of work schedule.
    • Assist in the preparation of the operating budgets relative to the engineering department.
    • Order parts and equipment required for repairs, maintenance, and installation of new equipment.

Requirements
High School Diploma
4+ years’ experience with comparable equipment and operations for commercial buildings
Valid refrigeration operator license and CFC universal license required

Commercial Property Manager – Industrial

Coordinate activities associated within the portfolio.
Conduct collection calls and track follow-up for A/R.
Supervise vendors (landscaping, janitorial, etc.) and maintenance staff.
Perform regular property inspections and complete inspection report.
Preparation of monthly reports for owners, identify variances.
Coordinate tenant improvement and capital projects
Interface with tenants and vendors in daily operations of the buildings
Respond positively and promptly to all tenant requests and lease inquiries

Minimum 5 years of commercial property management of industrial/flex property sites.
CPM or RPA designation (or in progress) preferred
Knowledge of real estate law, building codes as well as city and county regulations.

Retail Property Manager

This position will be focused on the daily operation of a commercial retail properties portfolio of throughout the Houston surrounding and a minimum of three (3) years’ experience acting in the capacity of a retail property manager.

Basic job duties include, but not limited to:

– Landlord/lender/tenant/vendor contact
– Asset management (property inspections, bank reconciliations, financial reports, approve Invoices /outgoing checks, rent & CAM abatement, check requests, property mortgages, bank wires)
– Tenant relations/customer service
– Manage vendor/contractor service agreements
– Property budget preparation
– Oversight of new construction & property rehab
– Insurance claims & lender inspections
– Lease renewals, assignments tenant expansions & relocations
– Property refinance
– Process monthly financial reports, oversee accounts payable, accounts receivable and monthly billings.
– Produce all CAM reconciliations and annual Budgets.
– Participate in due diligence and proposed new investment transactions and preparation of transaction support, and writing proposal for final investment committee presentation.
– Develop and implement Company’s Asset Management plan which includes overseeing closings,

– Manage and maintain relationships with Landlords, Real Estate Brokers and Developers.
– Manage the design and development processes of store environments from kick off to final approval.
