Class A property in the downtown area reporting to the Property Manager and assisting with all aspects of the management role including vendor relations, tenant interface, coordinating with the engineering staff and managing the work order system, organize move ins and outs, review and prepare invoices, assist with annual budget preparation, as well as work with the leasing team. Requires at least two years of commercial property management experience with two years of college a strong preference.
Walk the property and report issues needing attention as you maintain excellent rapport with tenants and visitors. Take tenant requests and dispatch to maintenance via IMPAK work order system. Interact with vendors, maintain COI’s for vendors and tenants. Process and code invoices, process weekly payables, post rent deposits and process tenant bill backs. Some previous experience in commercial real estate is preferred with Word and Excel and bilingual in Spanish is a plus.
Manage 1M SF Class A commercial high-rise office building in Downtown Houston. Maintain Class A level service and tenant amenities, handle bid and award service contracts, ensure budgets are managed effectively. Also, manage team of property management administrative, engineering and accounting staff. At least 3+ years of Property Manager experience in Class A high-rise setting with either MRI or Yardi. Preference for a Bachelor’s degree and industry involvement and certifications such as CPM, RPA.
Tenant services, work orders, assist with coding invoices and work closely under the APM at this high-rise Class A downtown property. Interested in the candidate who is looking for continuing growth in this industry. National firm with strong footprint in Houston. MRI or Yardi preferred with several years of previous experience in CRE.
Report to the Property Manager to ensure superior customer service when communicating with tenants, prospective tenants, owners, contractors and visitors to the portfolio
- Handle the Certificates of Insurance, tenant move In/Out process, maintain the property management files – both electronic and paper
- Assist with budget preparation, accounts payable, invoicing, accounts receivable, bank deposits and tenant billback/adjustment forms
- Manage the work order system, service contracts, parking assignments, conference room scheduling, mail, and office supplies
At least two years of administrative support in commercial real estate is required. General knowledge of accounting and either MRI or Yardi.
Residential/multi-family experience will not be considered.
